The Dirt: Community Frameworks breaks ground on 47-unit housing complex

Spokane-based Community Frameworks broke ground last week on Sinto Commons, a four-story apartment development in North Central.

The nonprofit affordable housing association is preparing the project site by removing a large, basalt rock formation at 509 W. Sinto Ave. Vertical construction of the building is slated to begin in the spring.

Sinto Commons will span more than 50,600 square feet and consist of 47 studio, one-, two- and three-bedroom units, indoor common areas, outdoor play areas and on-site parking. The nonprofit has designated 23 units for people who are homeless.

“The impact of COVID-19 has reminded all of us about the importance of home. Our homes have become multipurpose spaces where we live, work and where our children attend school,” Deb Elzinga, CEO of Community Frameworks, said in a statement. “We are very excited about Sinto Commons, and we are glad to be able to create opportunities for people to find a place to call home.”

Spokane-based Walker Construction is the project contractor. ZBA Architecture, of Spokane, is designing the project.

The project’s estimated cost is $8.3 million, according to Community Frameworks.

Funding partners for the project include the Washington State Housing Finance Commission, the Washington State Department of Commerce, PNC Bank, Banner Bank, the city of Spokane and Spokane County.

Nonprofit organization Transitions will provide case management services for residents. The Spokane Housing Authority will supply 23 housing vouchers to keep rents low for a portion of the residents, Elzinga said.

Sinto Commons is slated for completion in December 2021.

Community Frameworks, founded in 1974, owns six properties in the region. Development is also underway for Highland Village in Airway Heights. That project will be complete in fall 2021.

Developer Stone to build new warehouse on Trent AvenueSpokane developer Larry Stone envisions a new warehouse on Trent Avenue, according to a preliminary application filed with the city.

LB Stone Properties No. 3715 LLC filed the application to build a 37,000-square-foot warehouse on two parcels of land at 3715 and 3729 E. Trent Ave.

An existing Quonset hut will be demolished to make way for the building, which is valued at $450,000, according to the application.

A tenant for the warehouse was not named on the application.

Stone purchased the property in March for $452,625, according to the Spokane County Assessor’s Office.

Commercial building on Monroe Street

to get revamp

A commercial building on Monroe Street will be renovated to make way for new tenants, according to a preliminary application filed with the city.

Spokane-based Garco Construction filed the application to remodel the building at 620 N. Monroe St. to “prep for future tenant improvement work,” which consists of renovations to the structure’s west entry facade, replacing doors and windows at the east facade, and new roofing. Interior renovations include replacing stairs as well as electrical and mechanical systems.

North Falls LLC purchased the building for $540,000 in July.
