Real estate firm’s renovation of downtown Spokane building will lead to move

A 94-year-old building on Second Avenue will see a major renovation, according to permits issued by the city.

The $1.2 million remodel of the 14,200-square-foot building at 915 W. Second Ave. also will improve the adjoining 45-stall parking lot to the south. When complete, 4 Degrees Real Estate will consolidate its property management and real estate offices there. The real estate company purchased the building in July for $1.08 million through a subsidiary.

Steven Hewett, director of design with Spokane’s HDG Architecture, said in an email his company will take the building “back down to its bones and then pretty much put back together from the ground up.”

The existing brick facade, part of a 1978 renovation, will be removed and its Second Avenue face will be returned to to what it looked like in 1924, when the building was built. Sixteen-foot-wide windows will face the street and skylights will be installed throughout the building to “bring as much natural light in as possible,” Hewett said.

When complete, the building will house offices, conference rooms, a kitchen, an “outdoor feeling breakout area” with a 30-foot skylight and a 1,300-square-foot employee workout facility with shower rooms.

The project is expected to wrap up in spring 2019, when the building will be occupied by 4 Degrees Real Estate, which is owned by Brothers Jordan and Joel Tampien.

The brothers have other plans for buildings on the west end of downtown, including a $9.5 million, seven-story residential tower at 1309 W. First Ave. That project is being done with another set of brothers, Matt and Ryan Goodwin.

Matt Goodwin and Jordan Tampien also have plans to open Brick West Brewing as early as next summer in the former Watts Automotive, 1312 W. First Avenue. The two are co-owners of the Boiler Room on Spokane’s North Side and Backyard Public House in the West Central neighborhood.

Hewett said the Second Avenue project shows the Tampiens’ “commitment and appreciation for Spokane” and their desire to “re-invigorating and bringing life back to areas in our community that need it, and that brings benefit back to the community.”

The architect for the Second Avenue project is HDG Architecture. The general contractor is T.W. Clark, of Spokane Valley. DCI Engineers did the engineering work. – N.D.

De Leon’s Taco & Bar to open third Spokane location

Permits have been issued for the third De Leon’s Taco & Bar in Spokane.

The new location, anticipated to open in early 2019, will be at at 1801 N. Hamilton St. in the Logan neighborhood near Gonzaga University. Permits show $300,000 in work.

The 4,000-square-foot building at the corner of East Nora Avenue recently housed Chapala Mexican Food. Eric and Anthony De Leon purchased the property in March for $550,000.

Though De Leon Foods has owned two local grocery stores specializing in Mexican fare, ingredients and products for years, it opened its first taco bar in May 2017 near Whitworth University at 10208 N. Division St.

This year, it opened a second taco bar on the South Hill, 2718 E. 57th Ave., near South Regal Street.

The eateries serve De Leon’s tacos, burritos and stewed meats for lunch and dinner. On weekends, menudo and pozole are available.

Wake Up Call, dental office included in Liberty Lake development

Local coffee chain Wake Up Call will be expanding to Liberty Lake as part of a mixed-use development that will also house a dental office.

The 6,000-square-foot mixed-use development at 22011 E. Country Vista Drive will include a two-story, 4,800-square-foot office and a 1,200-square-foot coffee shop.

Plans filed with the city indicate tenants will be Liberty Lake-based Casey Family Dental and Wake Up Call.

Wake Up Call opened its first coffee shop more than 14 years ago on Dishman-Mica Road in Spokane Valley. The Liberty Lake location will be the company’s ninth.

Spokane-based Trek Architecture will be designing the building, which is valued at $1.5 million.

Numerica Credit Union sold the site to 22011 E. Country Vista Drive LLC for $625,000 in July. – A.E.

Dental office in Spokane Valley will have bakery

Lakeside Dental is opening an office in Spokane Valley that will include a bakery.

Building permits filed with the city of Spokane Valley indicate plans for a 3,600-square-foot dental office at 1612 N. Barker Road.

It will be the second location for Lakeside Dental, which also has an office in Moses Lake.

Blissful Whisk LLC, a bakery, will occupy more than 2,400 square feet of space in the building.

Spokane-based Baker Construction and Development Inc. is constructing the building.

RGU Architecture and Planning is designing the dental office. Jerod Harwood of Hoist LLC is designing the bakery.

The project valuation is more than $1 million, according to building permits.

Greenacres Dental Building LLC purchased the site for $348,000 in January. – A.E.
