Housing Authority of Okanogan County – Pioneer Gardens Apartments INVITATION TO BID THE HOUSING AUTHORITY OF OKANOGAN COUNTY 431 5th Ave W Omak, WA 98841 509-422-3721 DESIGN WEST ARCHITECTS 905 W Riverside Ave, Suite 605 Spokane, WA 99201 509-290-6843 You are invited to bid on a General Contract for the renovations to the existing Pioneer Gardens Apartment buildings in Omak, WA. The project consists of various scopes of work across the existing apartment campus. Projects include Site Work, Structures, Finishes, Fire Protection, Mechanical, and Electrical work. Preliminary Estimate: Base Bid: $375,000 Alternates: $70,000 Proposals will be accepted by the housing authority until 11:00 AM, prevailing time, on Thursday, September 19, 2024, at the Housing Authority of Okanogan County building at 431 5th Ave W, Omak WA. Base Bid and Alternate proposals will be opened publicly and read aloud immediately following. Interested parties are invited to attend. The bid opening will also be broadcast virtually. A Pre-Bid Conference, optional for all General Contractor prospective bidders, will be held Wednesday, September 4, 2024, at 2:00 PM at the Pioneer Gardens Apartment buildings at 114 Juniper Street North, Omak, WA. Plans and Specifications are available, August 12, 2024, through the Architect. Printed paper sets are available at $200 per set (limit 2 sets to General Contractors and 1 set for subcontractors). The cost is refundable provided the documents are returned in good condition within 10 days after bid opening to the office of the Architect. Additional sets may be purchased at cost, non-refundable. E-mailed PDF drawings and specifications are available at no cost (highly encouraged). Substantial Completion shall be achieved in compliance with Section 01 10 00 of the project specifications. All work performed on this project will be subject to the prevailing WA state wages. The project requires compliance with prevailing wage under RCW 39.12 and apprenticeship participation of 15% under RCW 39.04.320. The Housing Authority reserves the right to accept or reject any or all proposals, and in particular, to reject a proposal not accompanied by the required bid security or data required. The process shall comply with WAC 180-29-105, RCW 28A.335.190 and RCW 43.19.1906. This project is funded through the Washington State Department of Commerce Housing Trust Fund program.
